Home value calculator: what your home may be worth at the latest official price index period
Enter what you paid for a home (or a past valuation) and when. The calculator moves that price forward by the change in your country's official national house price index (in Germany, the index for the type of home and the type of district you choose), up to the latest period the publisher has released, and shows the result. That period can be several months before today: some indexes are published monthly, others quarterly, weeks or months after the period they cover.
The result is an estimate based on the official index, not a valuation. It follows average price movements across the country (in Germany, across that type of district); it knows nothing about your home itself. It is not financial advice.
– (provisional)
This product uses FHFA data but is neither endorsed nor certified by FHFA.
This estimate provides an approximate value only, based on aggregate price movements of all dwellings. It presupposes that there has been no material change in either the dwelling or its neighbourhood in the period concerned.
The estimate is our calculation from the published index. No statistics office calculates it, checks it or endorses it.
This calculator gives an estimate based on an official price index. It is not a valuation and not financial advice.
How it is calculated
- You enter:
- the price you paid, or a past valuation;
- the month or quarter of that price;
- the country; in Germany, also the type of home and the type of district (Kreistyp), because Germany's index has no national series;
- optionally, a currency. It changes only how amounts are written; nothing is converted.
- Estimated value at the latest index period = your price x (index for the latest period / index for your period). The result is labelled with that period, for example "Estimated value at <latest period>".
- The page shows both index values, both periods, the series name and its publisher, and the result.
- The latest period is the newest one the publisher has released. Where the publisher marks recent periods as provisional, the page says so next to the figure.
- For an index published by quarter, the month you enter is placed in its quarter, and the page says which quarter it used.
Ireland's statistics office describes this method for its own index: "Simply multiply the sale or valuation price by the current relevant index and divide by the index at the date of sale/valuation." It also states the limit that applies to every index on this page: "This estimate provides an approximate value only, based on aggregate price movements of all dwellings. It presupposes that there has been no material change in either the dwelling or its neighbourhood in the period concerned."
The estimate is our calculation from the published index. No statistics office calculates it, checks it or endorses it.

Questions
Is this what my home would sell for? No. It is the price you entered, moved by the average change in your country's national index (in Germany, the index for your type of home and district). Your home may have changed, and homes in different places move differently. For a sale price, ask a valuer or an agent.
Why can't I choose my street or town? This version uses each country's national index only (in Germany, the index for a type of home and a type of district). Regions, towns and streets are not supported yet.
Why did the result change, with the same numbers? The publisher released a new period, or revised recent ones. Recent periods are provisional for several of these indexes.
Why is my country not listed? We list an index only where we have read its publisher's licence and it allows use like ours. More countries will be added when that is checked.
This calculator gives an estimate based on an official price index. It is not a valuation and not financial advice.
